WALK IT  Go in the order you walked it.

AT EACH THING YOU FOUND, IN THIS ORDER:
  1. What it is:      "This is the flashing where the roof
                       meets the chimney."
  2. What's wrong:    "It's split, right here."
  3. What it means:   "That's your bedroom ceiling stain."

SAY WHAT'S FINE, OUT LOUD.
  "Decking's solid." "This slope has years left."

CLOSE    "That's everything I found. Your written price
          comes today. No price from me up here."

DON'T: edit it. Re-shoot it. Pitch in it. Price in it.
